Overlooking the Atlantic Ocean and Mecox Bay on Long Island's South Fork, this waterfront estate is the result of a combined vision: Barnes Coy Architects, Italian architect and interior designer Massimo Castagna in partnership with Interni, and builder Sagewood. Situated in an ecologically sensitive area, two and a half hours by car from Manhattan, the residence is conceived to capture sweeping views of the surrounding landscape while merging respectfully with the natural setting. It features geothermal heating and cooling, draws thirty percent of its electricity from solar power, and incorporates a floodwater retention system beneath the private tennis court.

"Nature, sustainability and the use of authentic materials are an essential part of contemporary culture," says Massimo Castagna, who, together with Interni, translated the overarching architectural concept into a fully resolved interior. The palette is restrained: concrete, stucco, and padouk wood. A sculptural staircase in acid-etched steel, designed by Castagna, connects the main level to the middle floor, which accommodates seven bedrooms, a recreational area, and a terrace with an infinity-edge pool. Above sits a rooftop deck equipped with an outdoor kitchen. "When it comes to design, what people really want is Made in Italy," Castagna continues. "A universe made of small, top-level companies, with a unique culture and approach to quality." It is a vision enabled by Interni, which offers its clients a total design experience and the opportunity to work with the finest artisanal workshops in Italy.

For this estate, Interni was responsible for the coverings of all indoor and outdoor floors and surfaces. Ostuni stone, a natural material of the travertine family, was used outdoors after a specialized treatment and indoors with a water-based finish that reduces its porosity. The lighting scheme is by Flos, and the kitchen is by Arclinea. All wardrobes are custom-made to integrate precisely within the rooms of this oceanside residence.
